That is partial home staging. We keep what already works in your house, then hire what will lift the listing from our own Gold Coast warehouse — so the photographs feel cohesive without dressing every cupboard from scratch.

I oversee the project from consult through to install. The stocklist you leave with is the stocklist that comes off the truck.

We dress the rooms that earn the listing

Install day is ours. If you are still living in the house, we work around school runs and the dog. If the house is empty apart from the pieces we agreed to keep, we blend warehouse hire around them so nothing looks bolted on.

You do not have to stage every bedroom. We will say if a tired room is holding the listing back — and when a secondary room can stay light so the budget lands where the photographs work hardest.

Photos after, not before

Buyers judge the listing on the first images. The house needs to be finished before the camera arrives. We can arrange photography, or we time install to your agent's photographer.

Early September on the Coast is when spring campaigns start stacking. Light is doing extra work outdoors — a partial pack that ignores the deck or the run from kitchen to alfresco wastes that. Warehouse stock turns around fast, but the consult still needs to happen before the listing date moves.

Once the last box is out, a Gold Coast listing has a new problem. The rooms are honest about the floorplan and silent about the life. Buyers swipe through white walls, guess at the scale, and keep scrolling.

That is vacant home staging. Furniture hire from our own warehouse is how we give each empty room a reason to exist, so the photographs feel like a home someone could move into this weekend.

A vacant house has no life in it yet. The rooms tell the truth about size and lie about how they feel. Tiled floors echo. A rumpus with nothing in it looks like leftover space. Outdoor rooms — the thing spring buyers came to the Coast for — sit off an empty living room and the pictures fall flat.

We dress the house so a buyer can walk through and mentally move in. Scale, function, a clear run from the kitchen to the deck. Not a furniture showroom.

What an empty room hides

On the site visit I am looking at three things: what the photographs will hide, what a buyer in this suburb expects to feel, and which rooms actually earn their keep.

Empty rooms hide scale. A wide living room looks small on a phone until a sofa and a rug give it edges. They hide function. A fourth bedroom with no bed is storage. They hide flow. If the dining table is missing, the kitchen has nowhere to land.

They also hide the small jobs that only show once furniture is in: a wall that needs paint, a garden that will sit in every living-room shot, a window that should be the hero and currently looks onto a blank wall.

You do not pay us to fill every cupboard. You pay us to make the rooms buyers walk through — online first, then at the open — feel like a home they could move into on Saturday.

Every initial estimate includes hire of our own stock: art, homewares, furniture. At the site visit we add luxury finishes through partners if the buyer for this address needs them.

What this looks like on the Coast

At 564 The Panorama in Tallai we loaded the truck from the warehouse and dressed the house before the photographer — auction-ready with Brad Coyne at Kollosche Broadbeach.

At Emerald Island Drive in Carrara the point of the day was the process: van from the warehouse, art hung, lakeside rooms given a job, then the open with Hanan Cawley.

Vue Broadbeach was a two-bedroom blank that needed scale against the view, not furniture competing with it.

Spring here is when gardens fill out, days run longer, and interstate families start looking before the new year. Agents know it. Buyers feel it. The homes that photograph well in September are the ones we are walking through now.

I am Meg Ritchie. I have been staging vacant and lived-in homes on the Gold Coast since 2007, and I still oversee every project from the first consult to install day. If you are listing between September and November, this is how we get you market-ready without the scramble.

Why spring still matters on the Gold Coast

Spring and early summer remain the peak selling season on the Gold Coast. Light does more of the work. Outdoor rooms finally look like the lifestyle buyers came here for. Families who want to settle before Christmas start touring in earnest.

The market after EOFY has been cautious, and activity is quieter than the last few years. Stock is still tight. That combination helps a seller: fewer listings, more scrutiny. Well-presented, realistically priced homes are still drawing owner-occupiers and investors. Homes that look tired, empty or over-personalised give buyers a reason to keep driving.

Work backwards from the listing date

A spring campaign does not start the week you go live. It starts when we reverse the calendar from photography.

Photos happen after install. Install happens after the small jobs — paint, carpets, gardens, a proper declutter. Those jobs happen after I have walked the property and we have agreed the stocklist. The quote and site visit sit in front of all of that.
