Most Gold Coast vendors I meet are not packing a suitcase and checking into a hotel. They are selling the house they still sleep in.
Kids have homework on the kitchen bench. The second bedroom is a study. The sofa is the right size and the wrong colour. That is a lived-in staging job, not a vacant one, and it is most of the work we do.
I am Meg Ritchie. I have been staging vacant and lived-in homes here since 2007, and I still walk every property before we hire a single piece. If you need the house market-ready and you are not moving out first, this is how we do it.
Lived-in is a different job to vacant
A vacant house needs scale. Buyers cannot read an empty living room. We fill it from our Gold Coast warehouse so each room has a reason to exist.
A lived-in house already has a life in it. The job is to keep what already works, then add or swap where the photographs will lift. You do not pay to dress every cupboard. You pay to make the rooms buyers actually walk through feel like a home they could move into on Saturday.
Partial packages are the usual shape. Living, dining and the main bedroom do most of the work online. Secondary rooms get a lighter hand if they already read clean.
Since 2007 we have staged more than 5,000 homes and yachts — vacant, lived-in, and everything in between. About 98% of our customers see around a 15% return on the styling investment. Those numbers only hold when the price is honest and the presentation matches the buyer.
What we keep, what we hire
On the site visit I am looking at three things: what already photographs, what is fighting the room, and what a buyer in this suburb expects to feel.
We keep your dining table if the scale is right. We keep the bed if the frame is quiet and the linen is not. We hire the sofa that opens the walkway to the deck, the art that stops a wall looking like storage, the bedside tables that make a room feel finished.
The hire comes from our own warehouse, so we are not waiting on someone else's delivery window. Art goes on the walls. Accessories get placed. You can be at work. When you come home it should still be your house — just the version your agent can list.

How a lived-in install actually works
Instant quote, then I come to you
Start with an instant property styling quote. You will have a figure in minutes. That number is a starting point. The useful conversation happens on site, with your agent if they are already on board.
We talk rooms, buyer type, what stays and what goes into storage for the campaign. You leave with a final quote and a furniture hire stocklist. Extra strategy time can sit on the package if the home needs more than styling — a paint call, a layout change, a room that is fighting the brief.
You keep living here
Install day is ours. We work around school runs and the dog. The house has to function after we leave: you still cook, you still sleep, you still have people over on a Tuesday.
That is why we do not theme a lived-in home. Coastal neutrals, clear walkways, a bedroom that feels like a hotel you would actually book. The WOW factor should come from how the home lives, not from a look you cannot maintain until it sells.
Photos after, not before
Spring or not, buyers judge the listing on the first images. The house needs to be finished before the camera arrives. We can arrange photography, or we time install to your agent's photographer.
When the property sells, we collect.
What it costs when you stay put
Lived-in jobs are often cheaper than a full vacant pack, because we are not furnishing every room from scratch.

Yes. Lived-in staging is most of our work. We keep what already photographs, hire what will lift the rooms buyers walk through, and leave you a house you can still live in until it sells.
Do I have to stage every room?
No. Partial packages are common — living, dining and the main bedroom do most of the work online. We will say if a secondary room is holding the listing back.
