That is partial home staging. We keep what already works in your house, then hire what will lift the listing from our own Gold Coast warehouse — so the photographs feel cohesive without dressing every cupboard from scratch.
I am Meg Ritchie. I have been staging vacant and lived-in homes here since 2007, and I still walk every property before we load a truck. If you want the house staged to sell and you do not need a full furniture strip, this is how we do it.

Partial sits in the middle of both. You may still be living there. You may have moved out and left a few strong pieces behind. Either way: keep what already earns its keep, hire what will photograph, leave what does not need to be in the shot.
Living, dining and the main bedroom do most of the work online. Secondary bedrooms get a lighter hand if they already read clean. Outdoor rooms — the thing spring buyers came to the Coast for — often belong on the partial list, because an empty deck off a dressed living room still kills the lifestyle sell.

On the site visit I am looking at three things: what already photographs, what is fighting the room, and what a buyer in this suburb expects to feel.
We keep your dining table if the scale is right, the bed if the frame is quiet, outdoor pieces that already sell the indoor-outdoor flow. We hire the sofa that opens the walkway to the deck, the rugs that give rooms edges on a phone screen, the art and bedside tables that make a room feel complete.
What fights the listing goes into storage for the campaign. You do not pay us to replace everything you own — only to make the rooms buyers walk through feel like a home they could move into on Saturday.
The hire comes from our own warehouse. Art goes on the walls. Accessories get placed. Large pieces sit where the walkways stay open and the view still wins. The WOW factor should come from how the home lives, not from a theme.

How a partial install actually works
Instant quote, then I come to you
Start with an instant property styling quote. You will have a figure in minutes. That number is a starting point. The useful conversation happens on site, with your agent if they are already on board.
We talk rooms, buyer type, what stays and what we hire. You leave with a final quote and a furniture hire stocklist. Extra strategy time can sit on the package if the home needs more than styling — a paint call or a layout change.
I oversee the project from consult through to install. The stocklist you leave with is the stocklist that comes off the truck.
We dress the rooms that earn the listing
Install day is ours. If you are still living in the house, we work around school runs and the dog. If the house is empty apart from the pieces we agreed to keep, we blend warehouse hire around them so nothing looks bolted on.
You do not have to stage every bedroom. We will say if a tired room is holding the listing back — and when a secondary room can stay light so the budget lands where the photographs work hardest.
Photos after, not before
Buyers judge the listing on the first images. The house needs to be finished before the camera arrives. We can arrange photography, or we time install to your agent's photographer.
Early September on the Coast is when spring campaigns start stacking. Light is doing extra work outdoors — a partial pack that ignores the deck or the run from kitchen to alfresco wastes that. Warehouse stock turns around fast, but the consult still needs to happen before the listing date moves.
When the property sells, we collect.
