If you want your Gold Coast home on the market this spring, mid-August is not early. It is the week to lock the plan.

Spring here is when gardens fill out, days run longer, and interstate families start looking before the new year. Agents know it. Buyers feel it. The homes that photograph well in September are the ones we are walking through now.

I am Meg Ritchie. I have been staging vacant and lived-in homes on the Gold Coast since 2007, and I still oversee every project from the first consult to install day. If you are listing between September and November, this is how we get you market-ready without the scramble.

Why spring still matters on the Gold Coast

Spring and early summer remain the peak selling season on the Gold Coast. Light does more of the work. Outdoor rooms finally look like the lifestyle buyers came here for. Families who want to settle before Christmas start touring in earnest.

The market after EOFY has been cautious, and activity is quieter than the last few years. Stock is still tight. That combination helps a seller: fewer listings, more scrutiny. Well-presented, realistically priced homes are still drawing owner-occupiers and investors. Homes that look tired, empty or over-personalised give buyers a reason to keep driving.

Work backwards from the listing date

A spring campaign does not start the week you go live. It starts when we reverse the calendar from photography.

Photos happen after install. Install happens after the small jobs — paint, carpets, gardens, a proper declutter. Those jobs happen after I have walked the property and we have agreed the stocklist. The quote and site visit sit in front of all of that.

For a mid-September listing, confirm styling in this fortnight. October has a little more air, but not as much as it feels. Spring is when every agent on the Coast is trying to launch at once. We own our warehouse stock on the Gold Coast, so we turn jobs around faster than a stager waiting on someone else’s furniture. I would still rather walk your home now than rush it the week before the photographer.

November listings should book the consult now and hold the install date. Gardens and light will be doing their best work then. The interiors still need to be ready before the first open.

How we get a home staged to sell

I walk the property with you and your agent, if they are already on board. We talk rooms, buyer type, what to keep and what to hire. You leave with a final quote and a furniture hire stocklist. Extra strategy time can sit on the package if the home needs more than styling — a paint call, a layout change, a room that is fighting the brief.

Vacant homes and lived-in homes

We stage both.

A vacant house photographs cold. Buyers cannot read the scale of a living room or imagine a second bedroom as anything but storage. Furniture hire from our warehouse fills that gap: sofas, beds, art, homewares — the pieces that give a room a reason to exist.

A lived-in home is a different job. We keep what already works, then add or swap where it will lift the result. Partial packages are common — living, dining and the main bedroom — so you are not paying to dress every cupboard. The aim is the same: a buyer feels the lifestyle, not your Tuesday afternoon.

Warehouse stock, then the photographer

The furniture comes from our Gold Coast warehouse, so we are not waiting on a third-party delivery window. That is how we move from stocklist to install without a long gap, and how an urgent job can still land in 48 hours when the campaign demands it.

Install day is ours. Art goes on the walls. Accessories get placed, not dumped. You can be out of the house. When you come back, it should feel like the version we agreed on site.

Then the photographer. Not before. A spring listing lives or dies on those first online images — light, indoor-outdoor flow, a palette that reads as coastal without looking like a souvenir shop. We can arrange photography on request, or we time install to your agent’s photographer. Either way, the house is finished first.

When the property sells, we collect. Hire is typically up to six weeks, and we stay on if the campaign needs it.

What Gold Coast buyers are looking at this spring

Lifestyle buyers here are not shopping a floorplan. They are shopping a Saturday: light rooms, a clear run from the kitchen to the deck, a bedroom that feels like a hotel they would actually book.

That is why we lean into coastal neutrals — soft whites, sand, a muted blue or green — and why we keep furniture low enough that views and garden lines stay open. Texture does the warmth: linen, timber, a rug that stops a room echoing. Greenery, not shells. The WOW factor should come from how the home lives, not from a theme.
