Once the last box is out, a Gold Coast listing has a new problem. The rooms are honest about the floorplan and silent about the life. Buyers swipe through white walls, guess at the scale, and keep scrolling.

That is vacant home staging. Furniture hire from our own warehouse is how we give each empty room a reason to exist, so the photographs feel like a home someone could move into this weekend.

I am Meg Ritchie. I have been staging vacant and lived-in homes here since 2007, and I still walk every empty property before we load a truck. If you have moved out, or the house is sitting between tenants, this is how we get it market-ready.

Empty is a different job to lived-in

A lived-in house already has a life in it. We keep what photographs and hire what will lift the listing. I wrote about that in lived-in home staging on the Gold Coast.

A vacant house has no life in it yet. The rooms tell the truth about size and lie about how they feel. Tiled floors echo. A rumpus with nothing in it looks like leftover space. Outdoor rooms — the thing spring buyers came to the Coast for — sit off an empty living room and the pictures fall flat.

We dress the house so a buyer can walk through and mentally move in. Scale, function, a clear run from the kitchen to the deck. Not a furniture showroom.

Since 2007 we have staged more than 5,000 homes and yachts — vacant, lived-in, and everything in between. Own warehouse stock is why a vacant job does not wait on someone else's delivery window.

What an empty room hides

On the site visit I am looking at three things: what the photographs will hide, what a buyer in this suburb expects to feel, and which rooms actually earn their keep.

Empty rooms hide scale. A wide living room looks small on a phone until a sofa and a rug give it edges. They hide function. A fourth bedroom with no bed is storage. They hide flow. If the dining table is missing, the kitchen has nowhere to land.

They also hide the small jobs that only show once furniture is in: a wall that needs paint, a garden that will sit in every living-room shot, a window that should be the hero and currently looks onto a blank wall.

You do not pay us to fill every cupboard. You pay us to make the rooms buyers walk through — online first, then at the open — feel like a home they could move into on Saturday.

Furniture hire from our warehouse, not a catalogue

Every initial estimate includes hire of our own stock: art, homewares, furniture. At the site visit we add luxury finishes through partners if the buyer for this address needs them.

The warehouse is on the Gold Coast. That is the whole point. We are not quoting a look we cannot install. The stocklist you leave with is the stocklist that comes off the truck.

Art goes on the walls. Accessories get placed. Large pieces sit where the walkways stay open and the view still wins. The WOW factor should come from how the home lives, not from a theme.

How a vacant install actually works

Instant quote, then I come to you

Start with an instant property styling quote. You will have a figure in minutes. That number is a starting point. The useful conversation happens on site, in the empty rooms, with your agent if they are already on board.

We talk rooms, buyer type, full or partial package. You leave with a final quote and a furniture hire stocklist. Extra strategy time can sit on the package if the home needs more than styling — a paint call, a layout change, a room that is fighting the brief.

We dress it. You do not have to be there

Install day is ours. You can be at work, interstate, or already in the next house. We hang the art, place the beds, set the outdoor if that is the lifestyle sell.

Hire is typically up to six weeks, and we stay on if the campaign needs it. When the property sells, we collect.

An urgent vacant job can still land in 48 hours when the listing date moves. I would still rather walk the house first.

Photos after, not before

Buyers judge the listing on the first images. The house needs to be finished before the camera arrives. We can arrange photography, or we time install to your agent's photographer.

Spring light is doing extra work on the Coast right now. Empty interiors waste it.

What it costs to dress an empty house

Vacant jobs are often a fuller pack than lived-in, because we are furnishing rooms from scratch. Partial is still on the table. You do not have to stage every bedroom.

What this looks like on the Coast

At 564 The Panorama in Tallai we loaded the truck from the warehouse and dressed the house before the photographer — auction-ready with Brad Coyne at Kollosche Broadbeach.

At Emerald Island Drive in Carrara the point of the day was the process: van from the warehouse, art hung, lakeside rooms given a job, then the open with Hanan Cawley.

Vue Broadbeach was a two-bedroom blank that needed scale against the view, not furniture competing with it.

What to do this week

  1. Walk the empty house the way a buyer will: living, dining, main bedroom, the room that opens to the deck.
